Steel building cost per sq ft in India: the quick answer
In 2026, a steel building in India costs from about ₹450 per sq ft for a basic industrial structure with cladding to ₹3,600 per sq ft for a finished multi-storey building. Industrial buildings and factory sheds sit at the lower end, commercial buildings in the middle, and multi-storey steel buildings at the top, because they need floor decks, stairs and fire protection.
The biggest mistake buyers make is comparing two quotes that cover different work. One contractor quotes only the steel frame; another quotes a ready-to-use building. So this guide gives every price by scope, and explains exactly what each scope includes.
| Building type | Structure + cladding (₹/sq ft) | Shell (₹/sq ft) | Turnkey (₹/sq ft) |
|---|---|---|---|
| Industrial (factory, warehouse, workshop) | 450–750 | 800–1,300 | 1,300–2,000 |
| Commercial (showroom, office, school, hospital) | 550–850 | 900–1,500 | 1,800–2,800 |
| Multi-storey (G+2 to G+6) | 1,500–2,000 | 1,700–2,400 | 2,400–3,600 |
Indicative 2026 ranges for eastern India, before GST. Land, site development and statutory approvals are extra. Northeast sites usually cost 8–15% more because of freight. Your final price depends on the design, the site and the steel price on the day of order.
What each scope includes
| Scope | What you get |
|---|---|
| Structure + cladding | Steel columns, beams, bracing, purlins, roof and wall sheeting, gutters and erection. For multi-storey, also the floor deck. No foundation. |
| Shell | Structure + cladding, plus foundations, plinth, basic floor and doors or rolling shutters |
| Turnkey | Shell, plus finished flooring, walls, ceilings, windows, electrical, plumbing and drainage, handed over ready to use |
Not sure which scope you need? Factory and warehouse owners often choose a shell and fit out the inside themselves. Showroom, school and office owners often choose turnkey.
Commercial steel building cost
A commercial steel building costs about ₹550–850 per sq ft for the structure with cladding, and ₹1,800–2,800 per sq ft turnkey. This covers showrooms, offices, schools, hospitals, hotels, malls and site offices.
Commercial buildings cost more per sq ft than factory sheds because of what goes inside them:
- Finishes: glazing, false ceilings, flooring and facade panels add the most to a turnkey price.
- Spans: a showroom or banquet hall with no columns in the middle needs deeper beams.
- Floor loads: a hospital or library carries more weight per sq ft than an office.
- Building services: air conditioning, fire fighting and lifts add cost beyond the steel frame.
For commercial projects, a steel structure building uses a heavy steel frame for columns and beams with light gauge steel framing for walls and roof. It goes up faster than a full RCC building and keeps the walls light. See our commercial steel buildings page for building types we deliver.
Industrial steel building and factory shed cost
An industrial steel building costs about ₹450–750 per sq ft for the structure with cladding, ₹800–1,300 as a shell and ₹1,300–2,000 turnkey. Heavy industrial buildings with cranes and insulated panels can reach ₹2,000–2,800 per sq ft or more. This covers factories, warehouses, workshops, cold storage buildings and godowns.
Industrial buildings are simpler inside, so the steel frame and roof make up most of the cost. Four things decide the price:
- Clear span: a wider building without inner columns needs heavier frames.
- Eave height: taller buildings for racking or machinery use more steel in every column.
- Crane load: an overhead crane needs crane girders and stronger columns. Tell your supplier the crane capacity at the start.
- Roof and wall sheeting: plain sheets, insulated sandwich panels and turbo ventilators all change the shell price.
Common add-ons for industrial buildings
| Add-on | Extra cost (₹ per sq ft) |
|---|---|
| Eave height above 8 m | 50–100 for each extra metre |
| Clear span beyond 20 m | 80–150 |
| Crane provision, 5–10 tonne (crane itself extra) | 100–180 |
| Crane provision, 10–20 tonne (crane itself extra) | 180–250 |
| Insulated PUF panels, 50 mm | 175–240 |
| Mezzanine floor (for that area only) | 300–600 |

Multi-storey steel building cost
A multi-storey steel building from G+2 to G+6 costs about ₹1,500–2,000 per sq ft for the steel frame with floor decks and cladding, and ₹2,400–3,600 per sq ft fully finished. Steel is used for multi-storey offices, hospitals, hostels, hotels, schools and mixed-use buildings.
A typical multi-storey steel building has three parts:
- Steel frame: hot-rolled steel columns and beams carry the floors and roof.
- Composite floor deck: profiled metal sheets laid on the beams, with a thin concrete slab poured on top. The deck acts as the formwork, so no shuttering or propping is needed.
- Light walls: light gauge steel framing or dry wall panels fill the frame, keeping the building's weight low.
Why cost per sq ft changes with height
- More floors mean bigger columns and more bracing to resist wind and earthquakes.
- Every multi-storey building needs stair cores, and most need a lift shaft.
- Steel must be fire protected in occupied buildings, usually with fire-resistant paint or boarding. This is a real cost to include in any quote.
- A steel building is lighter than an RCC building of the same size, so its foundations are usually smaller. This saving partly offsets the extra steel.
Our project work includes an airport fire station at Gaya, Bihar and a fire station at Agartala, Tripura, both built as steel structure buildings.
9 factors that change steel building cost
Two buildings of the same size can differ a lot in price. These are the nine reasons, roughly in order of impact:
- Steel price on the day of order. Steel is the largest single cost, and its market price moves month to month. Quotes are usually valid for a short period for this reason.
- Scope. Structure + cladding, shell or turnkey, as explained above.
- Span and column spacing. Wider open spaces need deeper, heavier members.
- Height and number of floors. Taller columns and extra floors add steel, bracing and stairs.
- Loads. Cranes, heavy machinery, storage racks, rooftop solar panels and hospital-grade floors all need a stronger frame.
- Wind and earthquake zone. Coastal Odisha and West Bengal see high cyclone winds. Much of the Northeast is a high earthquake zone. Both need extra bracing and connections.
- Roof and wall system. Plain sheets cost less than insulated panels, glazing or facade cladding.
- Site location and access. Remote or hilly sites add transport and crane costs.
- Building size. Larger buildings usually cost less per sq ft, because design and site setup costs are spread over more area.
Steel building vs RCC: cost and time
Steel and RCC buildings can land at a similar cost per sq ft once everything is counted. Steel wins on speed and flexibility; RCC is often cheaper for small, simple buildings.
| Point | Steel building | RCC building |
|---|---|---|
| Construction speed | Fast: the frame is made in a factory while foundations are built on site | Slower: each floor waits for concrete to cure |
| Building weight | Light, so foundations are usually smaller | Heavy, so foundations are larger |
| Large open spans | Easy and economical | Costly beyond moderate spans |
| Weather dependence | Low: most work happens in the factory | High: monsoon slows concreting |
| Future changes | Can be extended, modified or dismantled | Hard to modify; demolition only |
| Fire protection | Needs fire-resistant paint or boarding in occupied buildings | Concrete is naturally fire resistant |
| Best for | Factories, warehouses, showrooms, large commercial and fast multi-storey projects | Small buildings, basements and very tight budgets |
Time has a real money value. A factory that starts production months earlier, or a showroom that opens before the festive season, often recovers more than any small price difference.
Construction timeline: how a steel building project runs
The exact timeline depends on size and scope. Every project follows the same stages:
- Requirement and site visit: size, use, loads, location and budget are fixed.
- Design and drawings: structural design, general arrangement drawings and the final quote.
- Approvals: building plan sanction from the local authority, handled by the owner or the contractor.
- Foundation work on site, while steel is fabricated in the factory. These run at the same time, which is where steel saves the most time.
- Erection: the frame is bolted up on site.
- Roof, walls and floor decks: the building is closed in.
- Finishing and handover: for turnkey projects, interiors and services are completed.
Hidden costs buyers often miss
These items are often left out of the per sq ft rate. Ask about each one before you compare quotes:
- Soil testing, which decides the foundation design
- Foundations and plinth, often quoted separately by civil contractors
- Building plan approval and fire NOC fees
- Fire fighting system for commercial and multi-storey buildings
- Site development: levelling, boundary wall, drainage and internal roads
- Electrical connection, transformer and DG set
- GST, which a quote may or may not include
A cheap quote that leaves these out is not cheaper. It only moves the cost to later.
How to get an accurate quote for your steel building
A per sq ft range is a starting point. An exact price needs your project details. Send these seven things and you will get a firm quote much faster:
- Building use: factory, warehouse, showroom, office, school, hospital or other
- Plot size and building footprint (length × width)
- Height or number of floors
- Site location (city and district)
- Special loads: crane capacity, machinery, rooftop solar or storage racks
- Scope wanted: structure + cladding, shell or turnkey
- Target start date, and any drawings or sketches you already have

Frequently asked questions
What is the steel building construction cost per square foot in India?
In 2026, a steel building in India costs about ₹450–750 per sq ft for an industrial structure with cladding, ₹550–850 for a commercial structure and ₹1,500–2,000 for a multi-storey frame with floor decks. Turnkey buildings cost ₹1,300–2,000 (industrial), ₹1,800–2,800 (commercial) and ₹2,400–3,600 (multi-storey) per sq ft, before GST.
What is the cost of a steel structure for a factory shed?
A factory shed costs about ₹450–750 per sq ft for the steel structure with cladding, ₹800–1,300 as a shell with foundations and floor, and ₹1,300–2,000 turnkey, before GST. Cranes, taller eaves and insulated panels add to this.
Is a steel building cheaper than an RCC building?
For small, simple buildings, RCC is often cheaper. For factories, warehouses, large commercial buildings and projects where time matters, steel is usually the better value, because it builds faster, needs smaller foundations and allows large open spans.
Can steel be used for multi-storey buildings in India?
Yes. Steel frames with composite floor decks are used for multi-storey offices, hospitals, hostels, hotels and schools. Steel buildings are lighter than RCC and go up faster, but they need fire protection in occupied buildings.
What is included in a turnkey steel building price?
A turnkey price includes the steel structure, cladding, foundations, floor, doors, windows, finished walls and ceilings, electrical, plumbing and drainage, handed over ready to use. Always check whether approvals, site development and GST are included.
How long does it take to build a steel building?
It depends on size and scope. Steel is faster than RCC because the frame is fabricated in a factory while the foundations are built on site, and erection is quick once steel arrives.
Why do steel building quotes vary so much?
Quotes vary because they cover different scopes, steel grades, loads and finishes. Compare quotes only when they cover the same scope, and check what is excluded.
Does Jadro Steel build outside West Bengal?
Yes. Jadro Steel builds across eastern and Northeast India, including Bihar, Jharkhand, Odisha, Assam, Tripura and Sikkim, and has delivered projects in other parts of India and in Bhutan.
