A private bungalow built in light gauge steel framing at Rajarhat, Kolkata. Designed, roll-formed and erected by Jadro Steel from our own factory at Panchla, Howrah — under an hour from the site.

Building on Kolkata ground

Much of the Kolkata basin is soft alluvial soil with limited bearing capacity, and Rajarhat is no exception. On a conventional house that usually means a heavier, deeper and more expensive foundation to carry the weight of masonry and concrete above it.

A light gauge steel framed house weighs a fraction of the equivalent masonry building. Less weight going into weak ground means a smaller foundation carrying it — and on several Kolkata sites that difference alone accounts for a meaningful part of the structural cost.

A house that handles the Bengal year

The frame is galvanised, so there is nothing for termites to eat and no masonry wick carrying rising damp up from the plinth — the pattern that ruins plaster in brick houses here within a few years. The walls are framed with a cavity that is insulated as part of the build-up rather than added afterwards, which matters through a Kolkata summer.

And because nothing on site had to cure, the monsoon was a weather problem rather than a scheduling one.

Finished like any other house

Once the cladding, render or tile is on the outside and the interior is boarded and finished, there is nothing visible to tell you how the house was framed. Tiles, wooden or vitrified flooring, false ceilings, modular kitchens — all of it goes in exactly as it would in a conventional home. The difference is inside the wall, not on it.

Internal partitions carry no load, so the layout can be changed later without breaking into structure.

Built and delivered locally

Our factory is in Panchla, Howrah, which puts Rajarhat and the wider Kolkata belt within a short road journey. For a homeowner that means site visits happen quickly, questions get answered the same day, and freight is not a meaningful part of the cost.
